Before You Fall for the Model Home: 7 Smart Questions for NC New Construction Buyers

The kitchen sparkles. The pantry could host its own housewarming party. And that covered porch? You can practically hear your Saturday coffee calling.

Model homes are very good at making you picture your next chapter. Before you mentally move your furniture in, though, take one more lap—with a few practical questions in your pocket.

Whether you're exploring Raleigh, Sanford in Lee County, or communities in Johnston County, a beautiful new home deserves a clear-eyed comparison. Here's how to look beyond the staging and find out what you're actually buying.

1. What's included in this home's actual price?

A model home is a showcase. Ask for a written list of the features included in the specific home you're considering, plus an itemized price for your selected options.

Cabinets, countertops, flooring, appliances, lighting, landscaping, and even that dreamy porch may differ from the model. Ask about the lot premium, too.

Try this question: “If I bought this floor plan on this lot with these finishes, what would the total purchase price be?”

Then separate must-haves from nice-to-haves. Your budget shouldn't discover a surprise personality halfway through construction.

2. How does the incentive change the complete financing picture?

If a builder offers a closing-cost credit or financing incentive, ask for the conditions in writing. Does it require a particular lender? Does it apply to this home? Is there a deadline?

Compare the full financing package: rate, loan term, points, lender fees, cash needed at closing, and projected monthly payment. A shiny headline is a starting point. The written numbers tell you how the offer fits your plans.

3. What will owning this home cost each month?

The mortgage payment is only part of the picture. Ask about property taxes, homeowners insurance, HOA dues, and any separate amenity fees. Include utilities, internet, and routine maintenance in your own budget.

For a new build, ask how the tax estimate was calculated and whether it reflects the completed home. Verify address-specific information with the relevant tax office and your lender rather than assuming an early estimate is the final bill.

Comparing homes in different counties? Give each property its own worksheet. A Raleigh address, a Sanford address, and a Johnston County address deserve individual numbers.

4. Does this particular lot work for everyday life?

The floor plan gets the spotlight. The lot does the daily work.

Visit the actual site and consider driveway slope, afternoon sun, backyard shape, drainage, and the location of neighboring homes. Review available surveys, easements, and community plans with your agent and the appropriate professionals.

Ask what is planned around the property, then verify what can be verified. A pleasant view today doesn't establish what can be built there later.

Also test your real routine. Drive to work at the time you'd normally leave. Check the route to groceries, appointments, and other places you use. Evaluate the address—not just the map pin.

5. When can an independent inspector evaluate the home?

New construction still deserves careful evaluation. Ask early about independent inspection access, permitted inspection stages, scheduling requirements, and how findings will be addressed.

Depending on the construction stage and access allowed, discuss inspection timing with a licensed home inspector. Don't assume an inspection opportunity will automatically appear before closing; make the plan part of your purchase conversations.

Fresh paint is lovely. Understanding what is behind it is useful, too.

6. What does the smart home package actually do?

“Smart home ready” sounds exciting. Ask for the device list and a demonstration.

Which thermostat, lock, doorbell, or other devices are included? Do they need subscriptions? What happens if Wi-Fi goes down? Can you use your preferred system, and who handles setup?

Ask about internet service at the specific address and the placement of wiring or access points. At handoff, make sure account ownership, passwords, and access codes are transferred appropriately.

Convenience is the goal. A drawer full of incompatible apps is less charming.

7. What's written down about completion, changes, and warranty service?

Before committing, review the agreement with your agent and closing attorney as appropriate. Clarify the anticipated completion date, how delays and substitutions are handled, payment requirements, and your inspection and termination rights under that specific contract.

Ask for the warranty documents before signing. Who receives service requests? What is covered, for how long, and what maintenance or reporting steps are required?

Keep your selections, written commitments, walkthrough notes, and service instructions together. A clear paper trail makes it easier to follow through after move-in.
